power of attorney

i have a query about a land of 4000 sq ft that i had purchased around 2 years ago in the bijnaur area of district lucknow . Its a free hold land that was bought from a person who had power of attorney to sell the same . After few months of registry when i asked for Dakhil-Kharij , i came to know that its not possible because of boundation of power of attorney of that person . Now when i want to sell it , i am facing hurdles because of non occurrence of dakhil-kharij . Please let me the alternate ways to sell the land. Actually it is basically an agricultural land of a harijan farmer who gave power of attorney to a non harijan person who sold land to me . I came to know that in this case the new land owner , i.e. me has to be a harijan for being eligible for mutation other wise its not possible. What is the actual law ?

self execution of sale deed by GPA holder

'A' is a person having a 'GPA cum Agrement for sale' executed by 'B' ( the owner) in his favour after paying full sale considertion to B by A ,for a s house in bangalore and taking possession of the same. This GPA cum agrement is notarised during 1996.
During 2001 this A has executed an 'absolute sale deed' registered in sub registered office, noting the details of the seller'B' and purchaser 'A',---- signed by only'A' as 'VENDER'the GPA holder. This deed does'nt carry any signture of the seller 'B'
My question is' can a GPA holder of a property execute a registered absolute sale deed in his favour ie. 'self' both as a seller and purchaser bearing his signature'. Is that sale deed admissible and valid?

Gift deed from mother to daughter

My father passed away without making a will. He had nominated his wife(100%) in the nomination form. Apart from his wife he has a son born out of his first wife and myself born out his second wife who is the 100% nominee. After my fathers death as per the nomitation form the flat got transfered in my mothers name. Who has now gifted the flat to me. The gift deed is registered. Later I applied for share transfer with the society. Now after 90 days from date of application, the society is asking me to obtain my step brothers NOC which he is not willing to give. I need to understand:

1. Is the gift deed valid?
2. Can the society ask for my step brother's NOC ?
3. Do I become a deemed member as the socety did not revert within 90 days ?
4. What is my stand ?

What is the meaning of Constituted Attorney?

Would the Ld.Experts kindly inform

What is thye meaning of Constituted Attorner? The back ground is as follows:

'A' filed Title xecution suit against 'C' & 'D' where in 'B' was the Constituted Attorney of 'A'. 'B' is not an advocate.
After few years 'A' sold the land to 'X' who filed Title execution suit when 'B' filed a petition in that suit praying to be a party to it claiming the title of the property. The order went against him statying that he was already the Constituted Attorney of 'A' in his T.Ex. suit.

Kindly enlighten me on what is he meaning of Constituted Attorney & why he can not claim the title when the Deed of the Land is in his name?

Agriculture land

Hi team,

I am a finance professional working in a MNC in Bangalore.
I am planning to start a poultry farm in Karnataka.I will be resigning from my job and will be completly in farming. But as per new land reforms in Karnataka, a normal person will not be allowed to purchase agriculture land.
Is there any clause in the law which will allow me in the purchase of agriculture land.

Other details:
My annual income is less than 2 lakhs/ annum.

Thanks in advance
