Hi Experts,
This is Balram from Delhi. I really need your favor. I do not know how to proceed.
I have purchased a flat and before transfer of ownership the owner had died, and I have a power of attorney between the parents of the dead owner & me. The above flat is purchased by loan and I have been paying the EMI on regular basis in the name of dead person. Can I make a registry in the name of my parents after the full payment of the loan amount on basis of my power of attorney?
Please, let me know, what should i do ? I would highly appreciate your valuable reply.
Thank You.

I am planning to buy a residential property which is owned by a foreign national (UK Passport holder) of Indian Origin. Does this transaction need prior approval of RBI and if so, how it is obtained.
In this case, the person has already returned to India but for applying for Indian Passport, he will have to stay continuously in India for at least 1 year which is not complete yet. Hence, he is still a foreign national.
If required, he is ready to give the undertaking that he is not going to repatriate the sale proceeds out of India. As far as I know, a PIO can sell the property to (a) an Indian National or (b) to an NRI but to sell to another PIO, he needs to take permission from RBI. Please advise if I am not right.
An expert opinion would be highly appreciated.

We have a very old house in Ajmer and there are 5 tenants and they are there since approx 50 years, no agreement and the rent is also to the tune of 100-200 Rs per month.
They are neither paying rent nor vacat the premises, when talked they ask 5-10 lacs for the same.
We senta legal notice to them to which also they have not responded.
Please suggest what should we so to get our property vacated from these tenants.

Respected experts,
Does an verbal agreement or assursance by a seller to purchaser in presence of witness is valid in court of law.The property ion question is a disputed property and I had agrred to buy it at minimum price and sell it to another purchaser at a premium. A public notice was isssued by the purchaser in local newspapers.now the seller informed me that he has been approached by the dispute party to settle the matter.what legal action can I take? also the seller has sent a legal notice asking me to sign it the gist of the notice is that he never agreed to sell the said plot to me nor issued verbal instructions to give public notice.

Dear Experts of the Forum,
In a case, land was acquired by state govt.( AP state) in the year 1993.The compensation is also decided, but for want of Urban Land Ceiling clearance;the prepared cheque had not issued to the beneficiaries (*). Now the clearance from ULC authorities is obtained .
My question is (1) The procedure for getting this compensation,(2) Because of for enhancement of compensation?this abnormal delay, can the beneficiaries ask
(*) {The matter was referred to the court along with cheque. But the court send this cheque back to the revenue authorities for revaluation of the Validity of the cheque, which the Revenue authorities didn't do and kept the cheque with them for all these days. this was traced out during our enquiry, recently! }
Please suggest me ,the way out to this problem.
Thanking YOU ALL in advance ; expecting an urgent reply ,PLEASE.
