Non occupancy charges

Dear Sir,

I have property in Badlapur which in Thane District. I want to let out this property. The society is charging me Rs. 200/- extra maintenance charges as a non occupancy charges. Monthly maintenance charges for Occupied member is Rs. 400/-.

Please clarify whether this is correct. As per my knowledge the society can not charge NOC charges more than 10% of Maintenance charges.

Regards,
Shrishail.

Daughter's daughter share in ancestral property before 2005 amendment?

Question - What was the share of daughter’s daughter in ancestral property in 1974?
Facts:
F (Father -died in 1960)
Heirs:
M (Mother – died in 1972), 6 Sons, 3 Daughters

What was share of a Daughter’s daughter in 1974 after death of Daughter (Daughter died in 1974)? The daughter had two sons and two daughters at time of her death.

I have calculated it to be 1/144 share, as per Hindu Succession Act as the Act stood before Amendment of 2005.
Plz. Correct me if I am wrong.

I have attached a document in which I have given the Family tree and the procedure I followed to determine the share of daughter's daughter.
