Can anybody provide a pdf/word copy of The Uttar Pradesh Urban Buildings (Regulation of Letting, Rent and Eviction) ACt and the rules.
Hello, Please advice me on this urgent matter,
my name is krishnan, my grandfather had given me a irrevocable settlement deed(registered) with life interest on him. for the house we live in for almost 25 years, he has earned himself, following the unfortunate demise of my father. now the settlement deed has life interest along with a condition that i can utilise the property and only my unborn kids( i am single now) will have full rights over the house to mortage or to even sale deed.. he had also said no other relation of him have any claim over it and that even he will not cancel the settlement deed following any change of heart in future showing any reasons.
the problem arises now, the goverment has acquired the land for bridge construction, almost all the part of the house has been aquired, the goverment had intitially sent notice on my grandfather name but then i showed them the settlement deed on my name and got the notice in name, on later stage the special deputy collector for land aquisition had called me and said since my grand father is alive so the money will only be given to him, my grandfather is living with his other son( my uncle,my dads elder brother) now for 4 months, my uncle has taken my grandfather pending the knowledge of money bein given for the house, now he claims he has a share of this property, my grand father is also siding with him since hes the only son left now.
my sincere and urgent question is, can a settlement deed be cancelled by my grandfather which he had given to my unborn kids through me. can my grandfather give the money to my uncle even if he wanted, what happens to my unborn kids, is it even legal my uncle is showin interest in this property, what are my options..please advice. thanks in advance..

My father purchased a 3000 sq foot plot in 1982 in group buying. Total 32 people were in group buying. As per my dad, land was not divided among them. Now almost all people has sold out their share except my father. And no vacant land remained there.
We have current 7/12 and ferfar with me. No other document we have with us.I can get certified sale deed from government office.
Some people has suggested us to file a case in court.I am confused against whom I will put up case? I don't know exact piece of land we own.
I expect to get market price of plot even if I don't get plot. Please advice what is possible here.
Is it advicable to file a case in court?
If yes, what are the chances I will get my plot/market rate money of the plot.

Respected sirs..
1.we have purchased a property an year back, the boundaries were mentioned wrong, and the same mistake is running for the last 3 last transcations.
Is it necessary to go for a rectification deed or is there any GO stating that it is not necessary since it is running for the last 3 sale considerations?
please advice me if any GO is there.
2. Can a son/daughter-in-law.. purchase property from his father / her father-in-law.?
where the daughter-in-law is a Govt employee and the son is self employeed. We have approched a bank, they have sanctioned the loan and funally when they came for verification.. the Officer said it is not possible , since the Law wont agree, a father/father-in-law .. selling the property to his son/ his daughter-in-law ??
This is a genuine sale/purchase, since the father purchased the flat for the son/daughter-in-law.. with his retired benefits , when the flat is sold by a person at a cheaper rate, and when the son/daughter-in-law were not ready to go for loan in short span.
now the bank has to give the loan, and the money has to be given to the father by the son/daughter-in-law.
please give me an advice to come out with a profession / legal solution.
regards,
krishna sastry - hyderabad.

Hi sir,
My family has been staying in a pagdi property for more than 55 years now. The area is not under slum. We have 2 commercial offices of 200 sq ft each & two rooms of 200 sq ft each. The builder who has purchased the land from landlord is ready to give us only the existing area per room.
Is there any law for tenant under pagdi system regarding the minimum area that they should get? please explain the rights that we have as tenants. What all other benefits should we ask our builder to give.
SIX YEARS AGO A BUYER BROUGHT A FLAT IN THE SOCIETY. NOC WAS GIVEN BY THE SOCIETY FOR REGISTRATION AND LOAN FROM BANK. THE BUYER APPLIED FOR MEMBERSHIP, DUE TO CERTAIN ANOMALIES THE FLAT WAS NOT TRANSFERRED. THE BUYER WAS REQUESTED TO CURE THE ANOMALIES AND APPROACH BACK TO THE SOCIETY. THE BUYER EVEN AFTER 6 YEARS HAS NOT COME BACK TO THE SOCIETY AND ALSO NOT PAID THE PENDING MAINTENANCE DUES OF THE SOCIETY.IN THE MEAN TIME THE LIEN LETTER HAS ALSO NOT BEEN SEND BY THE BANK TO THE SOCIETY.
NOW THE SOCIETY HAS APPROACHED THE BANK TO SAY THAT SINCE THE SHARES OF THEIR CLIENT HAVE NOT BEEN TRANSFERRED IN HIS NAME AND ALSO HE IS NOT THE MEMBER OF THE SOCIETY THE SOCIETY CANNOT TAKE CARE OF THE LIEN FORCED ON THEM.
THE SOCIETY HAS ASKED THE BANK TO EITHER GET THE FLAT TRANSFERRED IN THEIR CLIENTS NAME OR THE SOCIETY WILL NOT BE RESPONSIBLE FOR THE LIEN.
WOULD THIS ACTION BE RIGHT ON THE PART OF THE SOCIETY TO GET ITS DUES AS IT CANNOT APPROACH THE SOCIETY REGISTRAR AS THE CLIENT IS NOT A MEMBER ?
