Regarding a property dispute

Sir, my family is having an agricultural land in Hanumangarh Dsitt (rajasthan). We are owning this land from last 14-15 years. Previously, My grandfather bought this land from someone some 40 yrs ago, who bought this land from a person who belonged to scheduled cast. Now the relatives of the first party are claiming that the land belongs to them but our family is owning the land from last 40 years. So, I just wanted to know how should we proceed further and is there any way we can get our land back?? Kindly answer my question.
Thanks & Regards.

What should society look for documents - transfer of flat in chidren's name after owner deceased

The flat owner is deceased. So the 2 children (son & daughter) has made an affadavit that they are legal heirs and notarized it. They did that because they do not have time to go by fathers Will and wait for probate which will take more than 5-6 months.
Now Society is willingly to transfer the flat and society share certificate in their names. I guess the society will sign the Indeminity letter from them as well. In this case if I buy this flat and anyone else from their family stands up in future saying they want a share, who will be in trouble - me or society. Does the court take in consideration of the notarized document on which the flat was transfered in the children's name? Is this workaround legal to sell their flat?

Thanks in advance.

Buying plot from gpa holder in ap

Sir,
I want to buy a plot from a GPA holder in Rangareddy dist of Andhra Pradesh. The original owner executed a registered 'SALE CUM GPA' agreement on 11/11/2011. I am worried because of recent supreme court order (on 11/10/2011) indicating that 'SA/GPA/WILL' are not legitimate means of transfer of ownership. Will this judgement apply for AP also? The GPA holder is suggesting that the GO regarding this has not yet come. I want to know if there will be any legal problems in future if I buy the plot from the GPA holder.
Regards,
Amar

Property

I purchased a property from “X” 1999. The entire consideration was paid to “X” . The “X” executed the ATS , GPA etc in my favour but they could not be registered . The possession was also not handed over . After the death of “X” one “Y” claiming to be the only legal heir of “X” asserted his rights on the property. As per agreement I filed Arbitration case. After some time “Y” compromised the matter after taking some more money from me . I took the receipt of the same and the settlement documents and receipt were submitted to the arbitrator to publish the award on the basis of settlement. As per the settlement the “Y” was to execute proper transfer documents in my favour and in the event of failure to d to do so was to pay me the agreed damages mentioned in the settlement . The arbitrator published the award directing “Y” to execute transfer papers and in the alternatively in the event of failing to do so to pay the agreed damages as per the settlement to me . Five months after the publication of award the “Y’ is neither executing transfer documents in my favour nor paying me the damages . Now it has been revealed that apart from “Y” one “Z” is also the legal heir of the deceased “X” and this fact was concealed by “Y” . . The “Z” has given the NOC and consent in my favour . He has also given me the letter that he is aware of the award published in my favour and is ready to honour that award also .
Sir(s), Now my query is
1. How can I get back my property .
2. What are the legal remedies available to me .
3. Is the award in my favour valid and how can it be executed .
4. Is the award binding on “Z” even when he was not the party to arbitration but he has given his consent to honour the award .
5. What actions can I take against “Y” for the execution of the Award .
THANKS IN ADVANCE
