STAMP DUTY ON LEASE AGREEMENT

We are entering an agreement with our landlord for leasing their land and building for rent for the period of three years with the rent of Rs.1.50 lakhs per month and paid advance of Rs.20 lakhs. Now, we need to register our agreement for the purpose of getting licence in our name from panchayat. Now, our query is

1. Whether we need to register for the purpose of getting licence from panchayat or not?
2. What is the stamp duty payable ? Is it calculated 1% for the total rent for three years plus advance or only rent?
Pl. clarify?

signature vs thumb impression

The person due to old age is not able to see. Does the person still need to sign documents or can thumb impression be used? The person is not illiterate and can sign but is not able to see how he is signing. Pl advice.

Photo copy od legal notice is admissbility evidence?

legal notice sent to recovery money, and as I am working in the Company, can I keep photo copy of the same to produce it before the court as an evidence, or whether it is an admissibility evidence in the eye of law?

Bank guarantee and Indemnity bond

My Dad has a Fixed deposit in Bank of Baroda,but he did not assign any nominee.He expired in 2007.My Dad & mother also have a joint saving account in the same bank and I also have separate saving account. The maturity date of Fixed deposit is over and we want the fixed deposit amount to be transferred in my mother's name. The bank ask us to make an indemnity bond and 2 guarantors.I tried to arrange for the guarantors,but could not arranged it.It is now not possible for me to get the guarantors.
My question is that,
1) Is there any other alternatives to get the fixed deposit money transferred to mother's saving account.
2)Instead of 2 guarantors and indemnity bond, can i give bank guarantee,because I am also having a separate saving account in the same bank.
Please guide me what should I do and the procedure.I would like to remind you once again that I am unable to get the 2 guarantors.Please help me.

Applicability if Leave & License Agreement in Delhi

Dear Sir,

I want to give my property on rent. I have heard that instead of Lease agreement it is better to enter into Leave & License Agreement as it is easier to evict tenant under leave & license agreement.
I have following queries:
1. Should I enter into Leave and License agreement.
2. Whether Leave and license agreement is applicable in Delhi.
3. I want to give proeprty on rent for Two years.what is the amount of stamp duty I have to pay for both agreements.

Can authroized person -authroize a person to represent?

Dear Learned Members.

I have seen that a board of directors can authorize the person to act on the work and he can also authorize another person to act on behalf of him.

But in one case at Bangalore one Company Secretary (without Board Directors approval or resolution)authorized an employee to give evidence on behalf of the Company in Criminal case, which an employee was not knew the facts.

Is it suffice to dismiss the case or Court shall have the right to direct the Complaint (Company) to bring proper authorization. Already it has been produced the Complaint to the Court.

Could some one suggest me that how to gohead.

high court decision

in a case, in district court i was declared owner of a plot.opposite party go for appeal against it. high court dismissed their appeal.
so for implementation of this order i give copy of hicourt decision to tahasildar to convert 7/12 on my name.but tahsildar is demanding the attested copy of district court judgement.
is it right
