our HUF is consisting of 4 members,me ,my husband,and two children who are still minors.My husband passed away recently due to prolong illness.Now I am the karta and my two sons(minors)are coparceners.My query is that my husband was holding mutual funds in HUF which I want to get transferred in the same HUF but with the karta changed.The companies also want a successor certificate or legal heirs certificate along with other documents.With only 3 of us in HUF and in this case my sons being minor,do i need to give that certificate?Because getting that is a long tedious process.The holdings are above threshold limit.

I have not received the car registration certificate yet. As per RTO, they had dispatched it. It has got misplaced somewhere.
Please suggest how to get a copy of the registration certificate?
Also can i drive the car until i get the RC as i have the car insurance with me.

Hello, I am selling my flat in thane, Mumbai to a close family member. This is a resale flat which I own in Thane Mumbai. The society is registered, and all the documents including OC are available. My relative is planning to take a loan. I need the prepare documents like Sale agreement, and Sale deed. Can some one pl send me samples which I can refer?
I understand I have to first register the sale agreement before the buyer can apply for a loan? Has the laws changed or is this rule still correct?

Hi There
My father is having PR of Canada. He is now in India and want to give Power of attorney to my Brother living in Canada so that my brother can deal with Canadian Authorities in his behalf.
Please let me know whether Power of Attorney being created as well as registered here in India will be valid there at Canada.
Do we need special process here to get it notary from some Canadian agency here.
Please suggest.

Dear Sirs,
I have a site of 30x40 sft in panchayat limit, i had decided to sell it, and took advance of Rs.5,000 (without written document) from a buyer last week and gave him one set of the photocopy property documents. Buyer had told me that he will pay 25% of the value as advance within one week.
Now there is no response from him. Is there any problem to me.
Please advice.

Hi,
I am about to purchase a land, which was GPA registered (Power of attorney) in 1990, the POA agent then registered the land to his wife on 2014 (after 24 years), which is now came for sale. How long is the validity of the Power of attorney valid? Is it advise to buy this land? Is only life certificate enough to execute the document?
How do we find if principal has cancelled the power of attorney after 1990? Is it must to register the cancel the power of attorney?
Please advise. Thanks in advance.

Dear Sir,
I have sent a notice to my tenant to quit and vacate and deliver the flat, of which he is a tenant since 2003. He defaulted ( most likely intentionally ) in payment of rent since more than a year. The notice was posted on 10.11.14 and served to him on about 10 days later and acknowledged by him. The postal acknowledgement card was been received with his signature. It was mentioned in the notice that he should deliver the khas possession of the flat on the last day of December, 2014 and therafter suit for eviction shall be filed against him. Before, the notice was served, he was planning to sublet and often brokers visited his place. After the notice was served, now, I don't see any one of them. Nevertheless, he has not paid any rent till date and buying time. Some local people say, he is depositing rent with the rent controller. As of date, I have still not filed any suit of eviction. My question is that, what is the deadline by which I need to file an eviction suit following the said notice to my tenant. Are such legal notices, time barred for cause of action? If so, what is the tenure?

I was in talks with a flat owner to buy his flat. I paid him a token money of Rs 2,51,000/- by a cheque. Before the cheque was presented but after he deposited the cheque, I decided not to go for the said deal and stopped the said Cheque.
