i want to transfer my share of property in a tenant room into my 4 sisters name? pls tell me the procedure?

contact the landlord . but he will demand his pound of flesh to transfer . better sell of the room and pay your sisters

Without consent of landlord tenancy can not be transferred.

You have so framed your sentence that it conveys several meanings.
If you are a co-owner of a rented building you can transfer your share to your sisters by executing a registered relinquishment deed.
But in case you are a co tenant in a rented building you can NOT transfer your share to your sisters WITHOUT CONSENT IN WRITING OF YOUR LANDLORD.
A tenant can not sell rented building nor can give up possession in favor of others without consent of landlord. Doing anything of this kind attracts subletting and affords a ground of eviction in landlord's favor.
