Agreements are drafted as per need of individual cases, it is better to consult local lawyer to draft it for you, so that your interest is intact / safe / secured.

Google formats can definitely give you a good draft but the terms inserted or subtracted from draft depend upon the mutual terms and conditions agreed upon between the parties to the sale-agreement. There is no difference between an industrial or non-industrial property so far as the sale-agreement is concerned except some of the Government's clearances.
