sir,
property is situated in bangalore north , owner of the property is residing at landon , owner could not come to bagalore , can we purchase the site through power of attorney

yes, you can purchase through power of attorney. execute poa at Landon, thereafter, when poa come in India, get adjudicate before the collector u/s 18 of the indian stamp act.

if the power of attorney holder is a close family relative then you can go ahead and purchase the property . the supreme court judgement does not bar close family relations being given POA for sale of property

You can purchase the property through a properly registered and adjudicated power of attorney.

If the POA is executed, notarised and counter signed in abroad though Indian Consulate and then duly Adjudicated in India, it could be acted upon and on its basis transfer can be validly done.
