after registered gift deed, is it necessary for mutation in Govt. records (Change of name] ?
if so, which authority in maharashtra one should approach ?

You shall have to contact Sub/Joint Registrar-cum talathi of your area for the registration of the gift-deed and mutation proceedings shall also be initiated by his office through village head-man (Patwari).

You have not mentioned what type of property is it? Whether Urban, agricultural or village residential.

Contact local patwari for agricultural property, Panchayat for village residential, Municipality for city property.
