Purchase a land

Dear sirs
i am in kuwait. Nw i wants to buy a land in my native that is in kanyakumari dist tamil nadu.hw i can represent one person to register that land in my name. Can u tell what is a procedures.....

A general permission is available to NRIs or PIO to purchase only residential/ commercial property in India. There is no restriction on the number of residential/commercial properties that an NRI or a PIO can buy. The name of a foreign national of non-Indian origin cannot be added as a second holder of a residential/commercial property purchased by an NRI or a PIO.

A foreign national of non-Indian origin, resident outside India, cannot acquire any immovable property in India by way of purchase without the RBI's nod. However, a foreign national of non-Indian origin, including a citizen of the eight countries mentioned above, may acquire only residential accommodation on lease, for not more than five years.

He does not require the RBI's permission for this. A person resident outside India (that is, an NRI, a PIO or a foreign national of non-Indian origin) cannot acquire agricultural land/plantation/farm house in India by way of purchase

NRIs staying abroad may enter into an agreement through their relatives and/or by executing the Power of Attorney in their favor as it is not possible for them to be present for completing the formalities of purchase (negotiating with the builder or real estate developer, drafting and signing of agreements, taking possession, etc.).

These formalities can be completed through some known person who can be given the Power of Attorney for this purpose. Power of Attorney should be executed on stamped paper before the proper authorities in the adopted country. Power of Attorney cannot be drafted on the stamp paper bought in India.

You can execute the Power of Attorney in favour of anybody whom you trust lot or in the name of one of your family members through valid process.
