Dear Sir/Madam,
My Father had a Property (30 X 40) and was the GPA holder (Not registered in Sub registratar office. It was a Notarized copy) . In 2003, it was registering on my name based on the GPA and i have the Original Sale deed, Khata Certificate/Extract and Paid Tax till 2013-2014.
I am in process of constructing house and in need of Bank Loan. They are asking the GPA copy for which we dont have any more (mispalced) and property registered in my name for the last 10 years. I have the following questions, Please advise.
1. How do i convince Bank that the GPA copy is missed ?
2. Can i get a copy of the same from sub registrar office ?. As we have provided the same while registering on my name.
3. Also, Once it is registered in my name, is the GPA is still valid ?.
Please advise.

1. You can show a copy of FIR regarding missing of GPA.
2. The GPA was unregistered, its certified copy can not be received, UN-certified copy is not valid.
3. It is required for complete chain of documents.

If you have link document of your seller(actual owner of the property)in original deed, you can manage the bank, even though your GPA was not a registered document and it was misplaced some where, by producing an Encumbrance Certificate from the last 30 years. So better to get a E.C. for the last 30 years and produce the same to bank.
