Limitation act : after how many yrs registration beocmes void

i have purchased a house more than 12 years back not mutated in my name till today
AFTER HOW MANY YRS registration BEOCMES VOID

without mutation can i sell the house - is it leagal
is that vendee is eligible for mutation

Registration will never become void. You can get your mutation done even now. Only thing is there may be some fine or so for delayed mutation. Otherwise nothing. It is advisable and necessary to have the mutation done - even if it involves some expenditure. Please go ahead and get it done without wasting any more time.

Yes it is right that the sale will never become void. You will be the owner. But if the 12 years time has passed then the revenue authority may reject to enter mutation in your name, you will have to file a suit in the civil court to issue directions to the revenue authorities to enter mutation in your name. It will be a simple matter and court will allow to enter mutation in your name, the revenue authorities will be bind with the order of court and they will do the needful at the earliest.

Without Mutation you can not sell the house, because ab-inition ,your name should be entered as a owner on property card. Without it, your transaction will be rejected by Registrar office itself. And for mutation, you need notto go to court, Competent Revenue Officer itself can issue order for taking mutation.

I have sold the same house to some party without mutation in my name and the party has got mutated in his . but does it makes any problem to me in da future

Sale deeds can be cancelled by Court only. Hence you approach Civlil court for cancellation of such sale deed.

My father and grand father sold the house 30 years back and he dint get the mutation done and the house tax still come in the name of my grand father. i am in posession for the last 30 years in the same house.but the vendee sold my house 6 months back without my knowledge . wat is the next step i need to take

Why you are giving your details by installments sir.. See your query, you asked without mutation can i sale? Our experts saying that you can't to do so. Now you saying that i sold that property.. Don't try to be smart sir. Be frank..

Yes, Mr Tom is right to say this, because, Mr Hanmanthrao was disclosing real facts one after another and therefore it is difficult to give proper and correct legal opinion. So Mr Hanmanthrao, try to give full details of your query in one go not in a piecemeal.

Experts opinion seems genuine,legaj & to the point.But,may I rqst all to kindly cite a relevant provizn or enactment of any State which creats bar or penality after 12 years.Regardz!
