Sale of minor son share as guardian is legal

Sir, My sister is residing in uttarpradesh. My two nephews have a joint property. At the time of purchase of property, my nephews were minor. So my sister was guardian in the sale deed. Last month her one son who was major forced her to sale the property. My second nephew is 16 years old. They sell that property on the signatures of all 3. Purchaser donot give full payment. He gave a cheque of remaining one fifth amount and requested to submit the cheque after one month. My major nephew waste all money and commit suicide. My sister and her minor child do not have any other asset. Is my minor nephew do anything to retain the property as the possession is under my sister & nephew. Any way out to cancellation of sale deed.

The query asked is to find a legal way to cheat the buyer which cannot be entertained. However there is a clue for you that the property belonging to minor cannot be sold without the permission of court.
