Required advise to undergo settlement dead.

Sir,
My Father Owned small residential property wants to be settled in my son name. My father wants to put me as a guardian as my son is minor. Also my father wants the dead should be powerful,so that my son can't sell, but he can enjoy the income arising from the property. My son can sell the property after he got better maturity (not by age).

Please let me know how to incorporate the wordings.

Such restriction even if incorporated in a deed of transfer has no implications and your son after attaining maturity can sell the property at his will.
