Settlement deed vs sale deed

Dear Sir,
I need to clarify a doubt regarding Civil Law.

i.e. Settlement deed can be executed between the Grand Children & the Daughter of the Property Owner ?
I.e. Mr.Perumal purchased the land & he has 3 daughters(A, B , C) & 2 sons.(Mr.X , Y)
Out of them 2 Daughters(B,C) & 1 son(X) was expired.
Now the Grandchildren(Son of Mr. X)wants to get the share of property of the Daughters(Perumal's) expired (B, C) from their Daughters(Grand Daughters of Perumal) & also the existing daughter of Perumal(Aunty to the Buyer)

In this situation property can be transferred through Settlement Deed? or Sale Deed?

Which one is valid under law?

your query is not clear . is grand father dead or alive .

you have said 2 daughters and one son are dead .
on death of grand father has property been mutated in name of legal heirs .
did grandfather die intestate or leave any will .
whether A and Y surviving legal heirs have agreed to give children of deceased son their share .

Grandfather was dead.That's why this issue raised.Further He has not wriiten any will.A agreed to give the Share.But Y is not ready to give the share.
