Dear sir
my mother is having 40/40 property house,my brother is asking to register in his name,by setteling some money to me .my mother is not ready to do so, apart from that she is ready to give her property to my brother,she wants her house in her name util her last breath,she is not having grantee that my brother and her wife will take care,she is ready to give but not in registered manner,kindly advise what will be the best of best Documentation,apart from the property registration,kindly do the needfull.

your mother can make a will bequeathing her property as she desires . during her lifetime she should not transfer property in favour of her sons as no guarantee that they will look after her in her old age . if she has property in her name her sons will look after her
