maintenance charges for commercial property

I have purchased a smallest shop (155 sq ft built up) in a co-op hsg society. Maximum area of shop is 290 sq ft. Society charging common service charges equally irrespective of area of flats & shop. Maintenace charge for flats is Rs.1/-per sq feet, bigger shop it is Rs.2/- per sq feet, whereas for my shop it is Rs.4/- per sq feet. Please note that we are not using any facilities i.e., gardening, security, separate water connection for each shop. Kindly guide me.

What is the Rules of the Society. The clause for more charges from the shops seems to suffers from irregularity. Lodge complaint before the Registrar of the Societies in that regard.
