Help needed urgently !

Hello, Please I need advice on this matter as soon as possible.
My father has a land which he says he will transfer to me and my brother.
I want to know if One can transfer a land to his son and again take it back?
My father plans to build a multi story house on this land and rent it out.

He says the land goes to me and my brother but the rent will be all mine. so can he cancel this arrangement too after making a legal paper stating all this at any point of time ? I wud appreciate the help, Thank u.

If transfer is through a conditional gift, he can revoke the transfer anytime according the condition in the gift. If it is relinquishment in your favor then it is difficult to revoke unless he claims force, coercion or deceit in getting the property relinquished by him in your favour.

You have not mentioned whether the property in question is self acquired or ancestral.

Ask your father to give the property by way of settlement. So, He can not take it back.

Settlement deed is less expensive also.

Settlement deed can be cancelled. An unconditional gift deed cannot be revoked.
