yes, if it covers Section 17(1)(d) of the registration act:
"lease of immovable property from year to year, or for any term exceeding one year, or reserving an yearly rent."

Unregistered Lease(if Required, as above) agreement is no validity in the eye of law.

Yes, registration of the said agreement is mandatory in the eyes of law, in absence of that, there is no value before the law.

There is no legal necessity to get the rent-deed for 11 months registered and it is duly admissible in evidence even if it is unregistered.

If a lease deed is not registered then it will be considered lease for one year only. Registration beyond one year is compulsory. An unregistered lease deed can be used for collateral purposes. It can be used in evidence to establish landlord- Tenant relation.

Any agreement of lease for less than a year is not required to be compulsorily registered but all other leases DOES REQUIRE REGISTRATION .
