what are the differences between agreement to sale and a sale deed plz explain in the light of specific provisins.

if at all agreement to sale doesn not create any right apart from damages then why in practise it is followed at all?

Agreement to sale is a promise whereas the sale-deed is the execution of that promise.

Promise is the first step towards actual sale so it is done practically and even those are got executed by way of courts if either of the parties violates its promise.
