Khatha in joint names

I have taken the khatha certificate from bbmp which was in my mother's name. My mother died intestate in 1996. we are 6 children to my mother. we are selling the property now consisting of Land and building in Malleswaram Bangalore to mr. x . We have to make a joint khatha before selling the property. I approached BBMP they say 30 days time is required to transfer the khatha from my mother's name into joint names. As the sale has to be done urgently the purchaser is telling me to give all the documents copy to one person whom he know so that he can get it done quickly in joint names. Is there any risk in giving all the documents to that person even before the sale transaction has not yet started. Suppose Mr X gets joint khatha done and he keeps the original by force even before nothing has been done towards sale can he play with it .what is the risk involved. we do not know who this Mr X is ? kindly advice what we should do as Khatha is important document . Can he misuse it in any way.

do not give any orginals to X. plus you yourself accompnay him to the dept to complete the work and get it done by the way he suggest you. do not sign any docuemnts purpoting to be agreement of sale or recipet for sale consideration or power of attorney etc., which purpots to be part of sale transaction. he might genuinely be doing to fasten the work to be done. hence see the actaul facts and decide. rest as stated.

more over if the buyer is that confident sale can be executed where after all required at bbmp can be done mutually even there after.

Please dont give all documents to X, we cannot rule of of misuse of your documents by X. If your want to get the work done, I know one of revenue inspector at Mallseswarmo, I will get it done with a week subject to your permission.
