And where i get that all information about where & how that documents are available for me?

Please contact experienced advocate and ask him to get title report and search report of the property which you intend to purchase.

Check all documents including the title of the property with the seller. Confirm the genuineness of these documents from the Sub-Registrar/Tehsil Office of the district where the property is situated.

Check the encumbrances on the property which could be done online and verify its title with revenue records.

'Buyer Beware' applies to property deals.
It shall be appropriate to get proper legal opinion from a very able local senior counsel of unshakable repute and integrity specializing in revenue/property/civil/DRT matters before signing or making payment.
This may cost some FEE but can defend long term interest and hard earned monies.
Bare minimum is to get mutation records and link docs and verify but this is not FULL and sufficient verification…
