SINCE THIS IS A MATTER RELATING TO TRANSFER TITLE OF IMMOVABLE PROPERTY AS WELL AS VIOLATION OF AGREEMENT , CIVIL SUIT IS TO BE INITIATED AGAINST THE DEFAULTING PARTY AS A PROPER LEGAL RECOURSE.
