my husband gifted a house to me and the same was registered in the register office. In th document the word that the deed cannt be cancelled by me (ie.husband) and the same property was gifted to me to my mother in the next year. and the Ec. also shows all the above details.
whether the gift deed cancelled by my husband. if so, on what grounds the same can be done. pl explain in detail.

if your husband has gifted property to you by registered gift deed you become absolute owner of said house . husband cannot cancel the gift deed as property vests in you

Your husband gifted a house to you,ok,but the continuation is not clear.You said that the deed cannot be cancelled by me(i.e husband)what does it mean?the same property was gifted to me to my mother in the next year.(what does this mean) kindly be clear

State ur query clearly.
Any condition in a gift deed, that gives absolute power to donor (person gifting in your case husband) to revoke or cancel the gift unilaterally at his desire - is void though the gift takes effect. However if the revocation is dependant on a contingency other than this it may take effect - the exact terms of gift deed are of importance here.

Gift once accept by the donee cannot be cancelled by the donor. So, the question of cancellation of gift deed cannot arise.

The donor cannot cancel the gift deed unless it is conditional. Here, you have become the absolute owner of the property when you accepted the gift deed and you are the true owner of the property as of now.

Gift once accepted, is absolute and cannot be revoked.
