Is it very neccessary for a GPA holder to convert agricultural land into residential layouts before executing saledeed

It depends on the nature of the transaction. if you are selling it as agricultural land,then no conversion is required. if you are selling them as housing plots, then conversion is certainly required.

An agricultural land could be sold only to an agriculturist or agricultural labourer who has an income of less than Rs. 2 lakhs per annum over the previous three years, if the agricultural land has to be sold as it is. Otherwise, land needs to be converted first from agricultural purpose to non-agricultural purposes and permissions obtained for formation of residential layout before sale deed is executed.

Either the buyer or yourself can do the conversion. It is not necessary to do the conversion before executing the sale deed.

Residential lay out is not sanctioned unless the agri land is converted in to NA land. The law is the same all over the country. GPA or the owner of the land will have to comply with the above requirement before selling the plots for residential purposes.

If the agri land is to be sold as residential plots, it has to be plotted out as per the guidelines of town planing act and got approved by competent authority.
Then only it can be sold out as resi. plots
