Dear Mr. Ganesh,
Immediately issue a legal notice to the bank demanding the original title deed as the loan liability is closed. If they do not respond, give a complaint in the consumer forum.

Produce acknowledgement of deposit of title deeds and also a NDC from your banker that the loan account has been closed and they have no claim over property. Buyers banker have to accept the certified copies if you produce an affidavit sworn before the notary about the facts in detail coupled with copy of legal notice and NIL encumbrance certificate of your property.
