Validation of executed will by my grand mother

Hi, my name is a venkat raman, my age is 24 when I was 2 years old, my grand mother executed a will stating that one house is given to me after attaining 18 years by keeping my father as guardian. But the said will has not registered and my grand mother died in 1996. In order to sale or to keep it as mortgage the above said house is this document is valid or not.

If questioned will bears the signature of testator and two witnesses,then it is perfectly valid will.

It is not mandatory to register the WILL.

Present the WILL to the authority under whose jurisdiction the house is, to act upon.

There is set procedure and forms.
