No need for any kind of change. You can simply incorporate in the tenancy agreement that the tenant would be liable for electricity and maintenance charges as mentioned in the monthly Bills.

you should not keep electricity meter in lessee name . only recover electricity bill charges . similarly maintenance bill should be in your name .
