Handing over by builder

(Querist) 19 August 2014 This query is : Resolved 
Dear all,
Can anybody explain in detail the formalities of handing over of the
FLAT to the owners
by the Builder on completion of the 2 years Maintenance period. Please
suggest as to
what are the documents to be obtained from the Builder and how to
verify it before acknowldeging receipt of the document. Can the
Association receive the document sets
noting that "subject to verification".

papers depends on title of the laland.
Generally one should ask for-
1. Occupancy certificate
2. completion certificate
3. sanctioned building plan.
4. all tile deed
5. deed of conveyance.

Along with the above noted document ask for other documents required as per local rules. You can either consult a local lawyer or another society.

Besides the listed documents, other relevant documents, namely agreement between the builder and the original owner, POA deeds pertaining to this property, Municipal/Corporation approval, and other relevant papers including electricity/water consumption service connections etc, can be verified and secured properly, most important that an opinion from a local lawyer for any other requirements etc, to be obtained.
