I purchased flat in 2005,now I want to sell my flat.
1- should I have to take n.o.c from
builder while selling my flat.

Have you done the sale deed registered while purchasing the flat.
If yes, then no NOC is required.
If not then the developer will have to be made a confirming party in your sale deed.

no nOc from builder is required if society is formed .you can obtain noc from society

No NOC from builder if registered in your name. If not registered he has to confirm the deal. Agree with the experts.
