We purchased commercial property in Bangalore with two Tenants present.
Both Tenants requested time of one year to vacate. We agreed. After one year one tenant vacated but other Tenant is adamant and demanded huge money to vacate which we cannot afford. All the one year communication was oral.
The premises was partly demolised by govt aquisition and remaining is occupied by Tenants before we purchased. Now the building is weak and govt dept has issued notice to us regarding state of building asking to take precaution. We conveyed this to Tenant and asked to vacate. Instead Tenant lodged a police complaint against us.
We have now filed suit for eviction.

Tenant has not even paid rents of 1200 per month for past 10 months stating that we are not the owners

oppose said IA strongly and also point out the delaying tactics of respondant to court.

The delaying tactics are general in such cases, oppose it legally. If no amicable solution, eviction through court is way left.

Yes and to thwart the delay file petition in high court for expeditious disposal of the suit.

Yes, if you find that the opposite party is adopting dilatory tactics, you may approach high court as suggested with a petition seeking expeditious disposal by the lower court.
