Sir,
I am qualified Chartered accountant in job.I have our own shop in chandni chowk that was gave on rent in the year 1980 by my father.
As per the father will, same property had already been transferred in my name in MCD records.
Now, I would like to start my own practice at the premises gave to the tenant at ground floor. So, starting of own practice by landlord itself is a valid ( Bona fide) ground of tenant eviction? Regards, Ramesh

Yes it is a genuine ground for asking the tenant to vacate the premises. If he is not agreeing for polite efforts, you may issue him a notice to vacate subsequent to which you can file a suit for eviction.
