Want to remove tenant from our property

Hi All,
Our problem is, we gave our room on rent in 1970 and after few years they stopped to give rent. After that recently we send them notice that you are not paying rent so we are cancelling your tenancy but after this notice they have sent the rent via money order.
Also they have made permanent changes in original position of the room.
Now we want to remove them from there, how can we do that.
Because the monthly rent is only 13 Rs. and it is nothing also if we want to increase rent then how can we proceed. Can someone please help us in that?

In which state the property is.??
Without reference of state rent control Act,you can not be guided properly,at least,in my opinion.

Under the local Rent Act you can file a suit for eviction on the ground of your personal requirement.

Gujarat Rent Control Act is there. You file an eviction petition before Rent controller of your area on various grounds like change in the structure without permission, personal requirement, non-paying tenant, diminishing the value of the property etc.
You should serve another notice to the tenant to restore the property in the same situation as it was rented to him within a stipulated period and vacate the property as the same is required for your own use.

no changes can be made in original structure without landlord consent . generally in rent agreement there is such a clause . if alterations have been made issue legal notice to tenant . if you require peremises for personal use you cn afile for eviction of tenant

One more thing is , we have total 10 room.,so if we want to file a eviction, then do we need to file for individual or only one for all describing details of each in one. And once we file eviction what will be the next stage, i mean what they will do against us. Do they also have any option?
