Non-association for property registration by seller.

I have undergone agreement for purchase of a land and given an advance of Rs 60000. As per the terms of agreement I have to pay the remaining amount and complete the registration process of the land before 07/02/2012 otherwise I will lose the advance amount also. As I am living 500 Km away from the place I have requested & fixed two dates on phone earlier with the seller for registration and advised him to keep ready the necessary documents but he fails to find some necessary documents from "Patwari" and seems not serious. Now I have only arround 3 weeks. Please suggest.

You should issue him a notice to come present on a particular day before the office of registrar and you come present on that day with remaining amount and amount necessary for the registration etc. and even if he do not come, you get your presence marked in the office of registrar and then file civil suit for specific performance as per guidelines of your lawyer.

You can send a notice, that you are ready to make the remaining payment. And demand for registration of property.
If he is not responding, go for a specific performance and interim injunction against alienation of the property.
