A SALE HIS FLAT TO B, THEY RAGISTERED THEIR SALE DEED BEFORE RAGISTRAR OFFICE IN GUJARAT, NOW IN THE OFFICE OF RAGISTRAR ONLY A THE SEALER ONLY APPERAR AND SIGN AND EXECUTE THE SALE DEED, BUT B VENODR NOT SIGN NOT APPEAR BEFORE RAGISTRAR, BUT THE SUB RAGISRTR RAGISTERD THE DOCUMENT, IT IS VALID OR NOT? ANY THE SALE DEED IS VALID?

Without signature of both the parties , no deed is valid.

i belive in gujrat the practise is seller signs the sale deed and document is regd .
however please cross check with local lawyer in gujrat

It depends.It has been in practice in many state in past.In U.P.too.It is a matter of procedural rule,otherwise if the description
of seller and buyer is correct and sale deed is signed by the seller it passes title legally.To meet rising graph of impersonation, rule has gone changed in many states and now a days bilateral deeds are prepared and unilateral deeds by seller alone has become the practice of past in many states including U.P.
