i purchase flat from my friend near thane and make agreement as sale agreement, power of attorney, and affidavit-cum-declaration, whether all this agreement is enough to prove it is my own property any other title documents is require to make further?

it is sufficient till transitional period of registration of Sale Deed, you may obtain receipt for payment.

You are trying to save money on stamp paper and also on lawyer's fees, by entering into such documents. Please remember, unless there is a sale deed from the seller in your favour duly executed and REgistered by paying proper stamp duty, you cannot get proper title to your property.
Therefore, since you are investing your very hard earned money, try to approach a lawyer, get proper consultations and then get the property registered in your favour, without thinking about some amount which you may have to pay to the lawyer as fees!

Unfortunately whatever documentation you got done so far does not convey any marketable title in you.
It would be not only better but also it is legal necessity that you go far a in depth title search of property and end the transaction by a final registered sale deed so that in future you may not feel sorry for your bad decision in law.
All this requires help of a property lawyer.Engage one and get a registered sale deed done to avoid all future course of litigation.

You are required to enter into a sale deed and register the same after paying the requisite court fee. Otherwise, the agreement is void and the transfer of flat is illegal which will cause unending problems to you losing your hard earned money.

The title of the property will not be transferred to you till the sale deed is registered by stamp duty. God forbid, if any thing happens to you, the POA will have no effect & force. So, it is risky in the long run.
