Duping of heritage timeshare owners by sterling resorts.

sterling resorts, a public limited co has duped thousands of timeshare owners by not allowing promised holidays to them or creating resorts promised.
many consumer courtss have taken up casees against them but as a whole, apart from stray cases, they have got away with their deficiency of service.
i too was sold in 1995 a heritage apartmkent timeshare ownership whereby you could holiday for 3 days a year for 33 years at proposed pilgrimage centres which haave not come up.
the co in its agreement in 1995 had clearly stated that all costs were included but later recanted on their agreement and livied annual maintaiance fees of rs 3000/ odd per year and did not allow holidays if these were not paid.
my query;-
i there any mechanissm, cost effeective and less time consuming like a consumer court whereby we can lodge a complaint, say a complaint under the companies act, or to lokpal, chennai where the registere3d office is located.
kindly suggest alternate steps if you have in kind.

In the given situation, you may also go to Lokayukta and can seek remedy but nothing concrete can be told about their entertaining such matters or not and further whether his action can come to your expectations or not. Consumer Act deals with such matters though there is a requirement of patience in this system.

thanks for the prompt reply.
1. i learn from the website that lokayukt acts only against public servants. so it would be unlikely that a complaint against a co would be enterrtained.
2. the regd office of co is at chennai. do i file a complaint to disrrict consumer forum chennai or at lko where i live?
3. i wouuld not be able to appear in person at chennai or have a representative. but i can post responses by post . would it be ffine?

The best option for you is to approach the consumer foru.
If you are not satisfied with the verdict passed by consumer forum in your complaint, you can file an appeal to the state commission.
