Double sell of a plot

Dear Sir,
I had purchased a plot in year 2006 and now I sold it in this year in the month of may.
But today, I came to know that this plot is sold to two persons by the person who sold it to me.
First sale was made with me on 30.05.2005 through notary 3551 and second sale made to other person on the same date with same notary advocate at notary no 3642.
Its a agriculture land.
Please suggest what should I do and what are the consequences.

you will have to gather and then inform here the date of the sale deed made in your favor in2006 and also the date of sale deed made by your seller in favor other person,only then some thing can be said accurately.

If you are the first buyer, then not to worry. If you are the second buyer, you can take civil as well as criminal action of seller, who sold you plot in 2006.

was it not his duty to inspect title records at sub registration office,and was it not at then easily deductible that what he wanted to buy was already sold to some one else by his seller?????

it is settled law that first sale deed is valid. which i mentioned in my earlier post.

It is true that first deed will prevail but in case his is second he shall not get relief
as suggested in your own words to repeat " If you are the second buyer, you can take civil as well as criminal action of seller, who sold you plot in 2006."

Because he did not applied his due diligence.
It was quite possible for him to ascertain by inspection of registration records that property he is going to buy has already been sold to some one else.

You have not mentioned in your query whether after your purchase, it was inserted in due revenue record or municipal or soceity record, as the case may be, in your name and what action was taken by second purchased during these years?

The first sale deed is valid.
