On the following grounds your tenant get vacated.
1) He is paying irregular rents and also low rents
20 THE RENTS HE IS PAYING IS NOT IN ACCORDANCE WITH THE CURRENT COST OF LIVING AND VERY LOW.
3)without THE CONSENT OF THE LANDLORD HE HAS CONVERTED THE RESIDENTIAL PREMISES INTO COMMERCIAL PREMISES
4) YOU NEED THE RENTAL PROPERTY FOR YOUR OWN USE ORBONAFIDEREQUIREMEMNT

Building may have turned dangerous for the time being. May try on the grounds of running commercial activities in residential building, not paying rent regularly.

Determine the tenancy by issuance of a legal notice and file eviction petition through a local lawyer.
