Correction of error in sale deed

I have purchased a 30X40 site from seller in 1994. And sale deed is registered and Khata is obtained in my name. But now in my sale deed dimension is marked as 40x30. This is a typing error.
Now seller is expired leaving his wife end son. His son is a contractor and also some people advised me not to approach him because he is evil minded person and he will not put his signature on any documents, even he will not give copy of death certificate of his father.
Due to this error I cannot get any loan from banks.
Please inform me how to correct this error.

Contact the Concerned Registrar Office ,Explain the Facts and seek the Remedy along with a good advocate.

deed of rectification has to be prepared signed by legal heirs . there is no harm in approaching the legal heirs

Dear Mr. Vinayak,
In the sale deed, whether the boundaries of the plot {e.g. on the NORTH ... on the East ... on the South ... and on the WEST ...) are indicated or not?
Whether any buildings have come along side your plot?
Whether anybody has encroached on your plot?
Nobody will be able to make correction in the document, that too after 20 years. But contacting the Registrar's office, you will only create troubles for yourself.
First answer the question raised by me. After getting the information, I will inform you whether you will be able to get any loan or not.

Dear Author, The Genuinity would always Triumph.There is absolutely No Harm in meeting the Registrar and explaining the Difficulty and Seeking a solution. Of Course the Rectification Deed would be the Remedy. If the Sellers Legal Heir is not Co Operative and Risky Consult your Local Advocate with all evidences after discussing with Registrar You could apply for Court Directions Regarding the same.Though it would take a minimum period of 90 working days to complete the same it would be a permanent remedy.There would be absolutely No Trouble in discussing the same with Registrar.

Answer: Corrctly indicated.one side is road. All are 30X40 sites.
Whether any buildings have come along side your plot?
Answer:All three side building is constructed. One side is road.
Whether anybody has encroached on your plot?
Answer: No one encroached.
Layout is formed by a house building society.

Only the figures have been shown in your Sale Deed as 40x30 (which according to you should be shown as 30x40!)
YOU NEED NOT DO ANYTHING. YOUR DOCUMENTS ARE PUCCA. THERE IS NO CORRECTION / RECTIFICATION REQUIRED.
YOUR FEARS/WORRY ARE TOTALLY UNCALLED FOR AND WITHOUT ANY BASIS.
