Can a registered conditional gift deed cancelled by the donor unilaterally without court of law?

It depends on the recitals in the conditional gift deed.

No you can not do it out of court, you will have to file civil suit in the competent court of law for cancellation of regd. instrument.

A conditional gift can be cancelled but not always. It can be cancelled only when there is no chance of fulfilling the condition of the gift. The doner can approach to the civil court and pray for declaring the gift as null and void.

1.Condition must be there in the deed.
2. There must be acceptance by the donee that the condition imposed by the principal deed was not fulfilled by donee.
3.As such, the cancellation deed has to be signed by both the parties.
4. Hence, I feel a conveyance deed cant be cancelled unilateraly
