Since you were the original of the land on which the property was develeoped the particular document need not be registered.
Saket Saurav (Expert) 13 January 2013
Dear Sir,

You want to mortgage the property? If so, then they will ask you for the registry papers. So better get the flat registered at the earliest and then apply for loan.

It is your share of flats that builder has handed over as you were originally owner of the land hence agreement of development with builder was not legally required to be registered.

advisable to get agreement regd . banks are reluctant to sanction loan if document is not regd

As per requirement of the mortgage, you need to get the registration of the share which has come to you after development so that the same may be got mortgaged specifically.

To my knowledge nationalized banks as per govt.advise, can not insist for immovable security for grant of educational loan.

*Mr. singh! practically almost all nationalized bank do require security against education loan.
