buying shop in mumbai collector land given to sc/st by govt

Dear Sir
I am buying shop in mumbai which is on collector land which is given by government on 100 year lease to backward caste i.e. sc/st
So can i buy this shop if yes then what document required from the landlord
It is very urgent please help

Verify the contents of the Lease deed. Generally such Leases will not allow sub-lease.

When was the lease given? For what purpose? Where is the land situated, in Mumbai City or Mumbai Suburban District?
