Nps contributions

If employer deducts the NPS amount monthly from the salary BUT does not deposit the same with NSDL continuously for four years and kept it with him in FDR's than (1) should the subscriber be given the interest for that period for which it was not deposited by the employer with NSDL and (2) if yes, at what rate of interest the amount should be deposited with NSDL. Query maintenance charges for apartment in chennai

Dear Experts

I need your valuable advise on the following matter.

I own a 1BHK flat in an apartment complex having nearly 200 flats. There are 1BHK, 2BHK as well as 3BHK flats. The 2BHK flats constitute more than 50% of the total no. of flats, 1BHK flats constitute around 20% and the rest being 3 BHK flats.

Till recently the builder was taking care of maintenance work and the maintenance charges was levied from the residents on sq. ft. basis. However, recently the builder has handed over the maintenance to the Interim Committee and the Association is being registered.

The interm committee has demanded the residents to pay maintenance charges on the basis of no. of households of different sq. flats as mentioned. For example, the 1BHK flats constitute 20% of the total no. of flats, 20% of the total maintenance charges should be paid by 1BHK flats etc, totally ignoring the sq. ft. occupied by 1BHK owners.

As a result of the above, 1BHK flat owners are made to pay more. The 3BHK and 2BHK flats constitute very big majority and hence the Interim Committee is not even willing to consider the request of 1BHK flat owners to charge maintenance charges on sq. ft basis or on UDS basis.

Under the above circumstances, what should I do as a 1BHK flat owner? Please advise.

Residencial flat rented for commercial use

Sir,
I am old age person living at Nashik patil garden building no. 5 flat no. 7 indiranagar nashik pin 422009.
Owner of flat no 5 rented his flat to ATM money supply company since 2004 i get trouble of vehicle and burning of ATM chemical papers & plastics.I also admitted in hospital. Owner of the flat not traceble.Give me guidence.

Property boundary neighors wrongly mentioned in sale deed

Hello experts,

need your expert advice on this topic.

In the registered property sale deed, the schedule property boundary is wrongly mentioned. when i say boundary it is neighbour description .

property surrounded by :

North : Road
South : Drainage
East : Mr. X property
West: Mr. Y property

In the above decription X and Y are interchanged, which means the correct surroundingr are

North : Road
South : Drainage
East : Mr. Y property
West: Mr. X property


How ever there is no problem in the N-S and E-W dimensions.



How this can be corrected.

I feel , since the property owners keeps changing , the neighour names doesnt not matter. just advice.

Regarding commercial vehicle lease agreement.

Hello Sir
I am interned under transportation firm which transports perishable as well as non-perishable goods through refrigerated logistics and for that the firm takes refrigerated trucks on lease, so when I was going through the agreements I seem to had some queries.

First of all, can lessee terminate the agreement within lock-in period without giving any notice?

Secondly, If driver carries any illegal thing and caught by police or authority, who will be responsible for that, lessor or lessee, because it is not mentioned in the agreement.

Third thing is that witness signature is mandatory to be mentioned in the agreement or not?

Please reply as soon as possible.
