Builder demanding huge sum

Hi,
I'm raising this query in favor of my Mother In Law (MIL), she has a property in Mumbai chawl which is bought by an developer and is about to be developed. My (MIL) father purchase the property from his brother under mutual understandings in presence of their community, the rent receipts where kept in name of my (MIL's) uncle stating what difference it's gonna make.
My MIL's after her marriage was living with her father with her husband and her daughter's. Still her father had not transferred the rent receipts on either his names or my MIL's name. After the death of my MIL's father before the developer bought the chawl from landlord. The landlord had transferred the rent receipts on my MIL'S name in year 2014.
The developer is sole owner of the chawl now but he has not considered the said transfers among landlord and my MIL. He is not giving rent receipts on my MIL'S name. Now he proposes to develop the building, the consent was sign by my MIL, all documents submitted to MHADA are of my MIL. MHADA has enlisted her name in the list. Now few days back she signed the agreement which would be registered in MHADA.
Now the story is he is asking a huge sum for transferring the room on her name.
How fair is this and is this correct?
What should we do?

Property division

We are a Hindu family of two brothers and two sisters from Andhra Pradesh

My father purchased a House property in 1970's with his self acquired wealth but registered the property in the name of mother and himself.

My father left a registered will written prior to mother's death stating clearly that in the event of my mother surviviving father , she would enjoy the possession of the property without right to sell. As per the will the property is to be divided between my brother and myself in equal share . My mother predeceased father in 2006 and my father passed away in 2009 .

The mutation of the property is complete following my father's death successfully in the name of my brother and Myself

Now experienced deed writers in our City are raising questions about share in the property to each of my sisters .

Following are the three possible options as per my limited understanding

Option 1 : Following my mother's death , the property would completely gets transferred to my father and my sisters are not entitled to any share .I read in these forums that Joint Tenancy / Tenancy in common and survivorship are not applicable to Hindu law

Option 2 : Based on Section 8 of Hindu succession of Act , the each of my sister would be entitled to 10% ( 1/5 th of 1/2 . Father and four children are entitled to share on intestate deaths)

Option 3: Each of my sisters would be entitled to a share of 12.5% ( 1/4 of 1/2)

We have no disputes and would like to register the property division the right way

Thanks

DV act notice under section 12

Respected Counsels,
I am in reciept of a DV case notice under section 12 sent by my brothers wife and she made opponent to my brother, father, mother, wife, myself & one of my relative.

Actully my brother and she got married secretly by running away from homes and on the same day her father complained in police station that my brother has abducted his Already Married daughter he even recorded his statement in writing.

The fact later revealed that the girl was already married and was at her home for as gauna ceremony was yet to be performed and at this time she came into my brothers contact.

So after their secret marriage which they registered in court my brother and his wife returned to our home but my father and mother resisted both of them to enter in their house as her father had already complained that his daughter is already married so they feared that it will hamper their image in society.

So my brother and his wife started living sepretly and at that time he realised that it was hard to survive with her without any source of income.

Later they informed and requested to our father and mother to accept them so then my mother and father put a condition that they are ready to accept then if the girl properly dissolves her first marriage and then comes to us after proper customs and rituals which denied by her family as they were not ready to come forward for an open social marriage.

But it was later revealed that they were finding it uncomfortable to live togather as they were indipendent and has the age of 21 and 20 respectively.

So they mutually decided to their parents home and take some time to convince our parents and also it will give some time for my brother to arrange a separate flat for him.

But the girls nature changed once ahe reached her fathers home and started harrassing my family and my brother to take her into my parents home.

But my brother and we said that we cannot take her directly in our home as she has not properly dissolved her first marriage but she must reside with my brother who is living separately from us.

But she kept staying at her parents home since 2 years and used to come to meet my brother at his office.

Now she direcyly sent us this notice demanding a huge compensation and monthly maintenance from us by stating that we had assaulted her and asked her to purchase a new flat all such baseless demands.

I am shocked and dont know what to do.

Regards
A. Kumar
