bank guarantee for project by builder

Dear All
Can you tell me if the bank guarantee not deposited by builder for the redevelopment project, the project have been stalled till date, can I file a FIR against the redeveloper
for not giving the bank guarantee as stipulated in the Development Agreement.

Getting registration document of a trust by rti

First it was rejected as they don't accept Postal Orders as RTI fees in Kerala. Then I send MO and send the application again. Now also it got rejected saying I should provide Registration Number.
This is basically. they are asking for what I have asked them.
I made a first Appeal, asking them to help.
Now I have received their order like this :-
1) The appellant should provide the required information requested to search for registration
document and other documents submitted at the time of registration of the trust.
2) The State Public information Officer & Sub Registrar Alappuzha must allow the appellant
to directly search for the document if the appllant request for a permission to do the same by
paying necessary fees.
For the 1), requested information is what I don't have and what I wanted also.
For 2), I did not understand is that to do the direct search also I need the Registration Number or they will allow me to search the Ledger or something like that for what I ask for.
And those Ledger/Index Register or... may be in Malayalam. I done know Malayalam at all. Will I be able to ask someone to go on my behalf or Will I be able to take someone knowing Malayalam with me ?

What are the other alternate ways to find the Registration Document of a Trust. Only thing I know about it is its name and approximate year of its establishment as it was mentioned in one of their book printed.
I am staying in Karnataka and visiting there is a difficult as I have health issues for travel as well as
finance is also a constraint.

Kindly guide me.

Related to deed of partition

Hello Sir,

This is related to joint property of my father and 2 uncles. As per the PR card the property belongs to all 3 brothers equally. This property is in Nanded, Maharashtra.

Now we are constructing 3 floor building so that each brother will have its own floor.
The motive here is to have register each floor separately and assign one floor to one brother and all other reaming space like ground floor (parking), terrace and common space on all 3 brothers. So, that someone can rent/sale/mortgage his floor without other’s permission and without affecting common and others share/portion.

I had read lot of blocks and found that we should go with mutual partition deed which will solve this issue.

But my question is, do we need to pay stamp duty (2%) and registration charges (1%) on market value of the property or there is another option for this case which will save our money?

Your help and suggestions are welcome. :)

Wrong information in service book

Hello sir/madam,
I am a central government employee and I took permission for higher studies for Bsc Fire and Industrial Safety through distance mode from Annamalai University having technical collaboration with NIFS. I had completed my course and submitted my certificate. At the time of LDCE (Limited departmental Competition Examination) for higher post, My course was examined in UGC distance mode. But, my course was not found in distance mode. So, I approach Annamalai University and they answer me that the course I completed was not distance, indeed it was a campus programme and it was regular mode.
So, I am completed shocked to here that my course was of a regular mode, But I got permission for distance mode degree. My employer did not give permission to appear for LDCE because at the time of permission, I had requested for distance studies and my degree is of regular mode and asked me to forget your degree. Actually I am working in Shift duty, so that I can attend classes even it is in regular mode. And in this three years I had never be absent from my duty.
All this happens was due to NIFS, pune. Because they give me wrong information that you can do this degree as distance and they give some relaxation in classes also and give me flexible timing to attended the classes. But actually it was a campus programme.
So i need an expert opinion on this matter, whether my employer can treat my certificate as regular mode and give me permission for promotion.
Or what if I approach court for justice.
Please advice me, as it is very important for me.

Leakage problem nri (settled in canada) indian origin

SIR,
FOR LAST 6 YEARS, I AM STAYING ON 1ST FLOOR IN AHMEDABAD & ON 2ND FLOOR (JUST ABOVE MY FLAT) NRI IS OWNER (WHO IS INDIAN ORIGIN & STAYING & SETTLED IN CANADA). THERE IS A TERRACE ON HIS FLAT. IN SHORT IT IS A LOW RISE FLAT (GROUND FLOOR, 1ST FLOOR & 2ND FLOOR).

WHEN WE PURCHASED THIS 1ST FLOOR FLAT IT WAS VERY MUCH FINE & ABSOLUTELY NO LEAKAGE PROBLEM. BUT TWO YEARS BEFORE, NRI (2ND FLOOR OWNER) RENOVATED HIS FLAT & CHANGED TILES IN WHOLE FLAT & LEAKAGE PROBLEM STARTED.
WHEN EVER HE USES BATHROOM OR GALLERY & DISCHARGE WATER WATER IS LEAKED FROM THEIR FLAT TO OUR FLAT (ON 1ST FLOOR).

WE REQUESTED HIM COUPLE OF OCCASION BUT HE IS NOT REPAIRING & SOLVING SUCH PROBLEM. NOW HE IS OPENLY SAYS THAT HE WILL NOT TAKE ANY ACTION TO STOP THIS LEAKAGE & YOU ( I ) CAN TAKE ANY STEP WHAT EVER I WISH.

IN HIS WORDS "YOU DO WHAT EVER YOU LIKE". I WILL NOT DO ANYTHING

I WISH TO MY RIGHTS WITHIN UNDER INDIAN LAW . WHAT ACTION I CAN INITIATE TO STOP THIS LEAKAGE TO STOP MORE DAMAGE.

Apply for the divorce by mutual consent

Dear Solicitor, My Brother is an engineer and working in Muscat and he is living with his wife and having a 4 years old son. They are married in the year 2011 in Andhra Pradesh, India.My Brother is from Chennai, Tamilnadu, India & His wife is from Hyderabad, Andhra Pradesh.

SIR,
OUR HOUSING SOCIETY HAS UNDER TAKEN REDEVELOPMENT PROCESS.
THE REGISTERED DEVELOPMENT AGREEMENT PROVIDES FOR BANK GUARANTEE OF RS 15.30 CRORES.
NOW SOCIETY HAS CONVENED A SGBM MEETING AND PASSED A RESOLUTION THAT THE BANK GUARANTEE MAY NOT BE TAKEN AND FIXED DEPOSIT OF RS 12 CRORE BE .OBTAINED IN LIEU
OF BANK GUARANTEE.
CAN SOCIETY PASS SUCH A RESOLUTION .
I HAVE ASKED TO TAKE LEGAL OPINION OF THE APPOINTED ADVOCATE BUT IT HAS NOT BEEN TAKEN .
THE RESOLUTION WAS PASSED IN A SGBM WHERE AGENDA WAS TO DISCUSS THE PLAN OF NEW BLDG,
THE NOTICE STATES AGENDA TO DISCUSS THE PLAN AND ANY OTHER MATTER WITH PERMISSION OF CHAIR.
CAN THEY PASS SUCH IMPORTANT RESOLUTION IN MEETING WHERE AGENDA WAS NOT INFORMED EARLIER.
THE ORDINARY MEMBERS CAN NOT UNDERSTAND THE IMPORTANCE OF BANK GUARANTEE AND IT WAS PASSED BY THEM IN THE NAME OF MAJORITY

Is a divorced wife entitled for pension.

My dad was working in bsnl tool divorce lived separately but was unmarried same with my mom. My dad demised and myself and mom took care of him in his last few days we are indebted coz of his medical treatments. Is it possible for my mom to recieve family pension of my dad as am goin to turn 25 and am a male. Plz help out.
