Housing Finance Limited not giving loan cheques to sellers

Branch Office , Bhopal of PNB Housing Fin.Ltd.is not giving already prepared loan cheques(mentioned in registered sale deed of house) to seller of house , even 20 days after , receiving original registered sale deed of 28-1-19, original registered sale deed of March 2006 of adjoining house on same size of plot of same purchaser/borrower and mortgage deed of 30-1-19.The dealing official told to seller of the house , for the first time i.e.after registration of sale deed that the cheques will be given only after production of letter of Namantaran(नामान्तरण ) of whole leasehold plot by Leasor M.P.Housing Board in favour of the
purchaser/borrower.Namantaran process may take 2-3 months.
Is there any way for receiving cheques, as early as possible, before Namantaran alongwith interest @9.5% , being charged from borrower upto date of receipt of cheques.

Whether digital signature on deeds and agreements such as rental agreement, sale deed etc is valid Under IT act 2000

Converting panchayat khata to bbmp khata

My father bought a plot in AMS layout in vidyaranyapura , Bangalore in 2002 at that time it was under panchayat and he has the panchayat khata , he has the PID assigned and he has been paying property tax online. Now the layout area is under BBMP limit. So how do we get the BBMP khata. Is BBMP accepting betterment tax? A friend told us that BBMP is not accepting betterment tax because of the case Akrama Sakrama case. Please advice how should we go about it and the procedure to be followed.

Resigened & stop to going office

Dear Sir,
I did not received the last 45 day Salary, and also last 4 months Offshore allowances, So I made the Resigned the Company, & stop to going Office, and not serve the Notice period, Now can Company take any Actions on me,,,?

Builder selling property bfore lease deed & sanction plan

Dear Sir,

Please advise under what section a case can be filed if

1) A builder had started selling flats in a Residential apartment project where Lease Deed is not signed.
2) Sanction Plan are not approved.
3) Builder had doubled the height of the building which was approved till 5 floor and made it 10 storied.
4) Have not taken Fire Safety NOC before started construction.
5) Reduced the Block to Block distance
6) Reduced the Setback from Boundary wall.
7) Reduced the internal road width.

Can Approving authority be also booked for not taking action against the builder?
Can Banks be booked for disbursing loan in full amount to Builder on these illegal construction, where Banks have charged legal and technical verification fee to the Home buyers.

Please give your expert advice, shall be highly grateful to you.

Arguments on exh.......need help

I have filed a regular civil suit at chalisgaon, maharahstra under section 138 Specific Relief Act. The other side have also file a counter claim. I have completed the state of ARGUMENTS ON EXHIBITS _ Unready. The ld. Magistrate gave next date to the other side for ARGUMENTS ON EXHIBITS _ Unready. All the relevant documents have been submitted but my Advocate missed out certain points at the time of Arguments for the best reasons known to him. The ld. Magistrate stated that let other side Argue on next date and then you may reply to the same.

How can I put-forth the missed out crucial points? Will I get a chance? Should I do it oral or written? Pls help experts

Filing of FIR under section 498a, 313 of IPC and dowry act

I was married on 31/05/2017 and in November we got seperated and on April 7, 2018 I filed divorce petition against my wife on cruelty basis but on 06/02/2019 my wife has filed false dowry case and section 498a and 313 of IPC and named all my family members in it. Now i do not know what to do and how to get my family members safe? Kindly suggest me.

Procedure to be followed to comply order under o11 rule 12

Respected experts,
I have following query
1.Hon'ble Court has passed order on application below O11 Rule 12,14and16 ,directing the party to produce originals of the documents in their custody on or before next date of hearing.
2.Whether it is binding on party to file affidavit to comply the order as per O11 rule 13 at time of complying the order
3.What procedure will be mandatory to be followed if party fails to adhere the time limit to comply the order on or before next date of hearing? is it necessary to seek leave of Hon'ble Court after lapse of time limit mentioned in the order?
4.Whether party can comply the order only by filing pursis along with list in compliance of the order of Hon'ble Court after lapse of time limit?
5.What actions can be initiated on failure to comply order of Hon'ble Court passed directing party to produce originals Is it necessary to file application for penal actions for failure to comply?
