hi we have property based in indapur taluka mangaon,district raigad,maharashtra and it is on the name of my father & his sister. so we were going to make gift deed between these two but my fathers sister is overaged & wont be able to make it to mangoan to get this deed registered so can we make power of atorny(as it can be registered here in mumbai) which will give rights to my father to sell property alone ? also what kind of power of atorny we need to make general(GPA) or special(SPA)?

I bought a property 17 years back from one family. The property is ancestral one and all the persons,since father expired,mother,3 sons and daughter signed the sale deed.Now that mother expired and her minor grand children filed a suit and praying to quash the sale deed null and void.The fact is non of them were born on the day of registration.They born only after three years of the date of sale. Whether this case is maintainable ?. They are pleading for ad-interim injection.What can I do now? How fast I could come out of This?

Can a LLP buy agricultural land in the state of Maharashtra if both the partners are agriculturalist and then convert it to N.A. and lease it to a trust.

Hi, I am Jyoti. My Caste is Hindu Daivajna Brahmin. Which i scomes under 2A category. And my brother caste is wrongly entered as Hindu Brahmin, which comes under General merit.Please can you suggest , how to change the caste certificate? Now he is studying B.com 1st year.

My writ petition WP 21313 /2013 registered on 18 Jul 2013 was listed under SOCIAL WELFARE & TRIBAL WELFARE with GP Social Welfare as Respondent Advocate. The petition initially came up for admission before the court of Hon-ble Justice CV NAGARJUNA REDDY who refused to take up the case being wrongly posted and directed it to be posted before the appropriate court.
It was then posted for admission before the court of Hon-ble Justice Nooty Ram Mohan Rao who admitted it on 8 Aug 2013 and gave two weeks time to GP Home to file the counter.
In the case status the Registry of the court kept it under Social & Tribal Welfare (Misc matters) with GP Social Welfare as Resp Advocate. Against STAGE it was listed as Interlocutory (Home).
Neither GP Home nor GP Social Welfare as on date has filed any counter. It was neither posted in the motion list nor taken up once by Hon-ble Justice Nooty despite my advocate's oral pleas before the court and written submission to the Registrar (Judicial).The writ in the month of Sep 2013 transferred to the court of Hon-ble Justice Ramesh Ranganathan. And it was transferred again back to the court of Hon-ble Justice Nooty Ram Mohan Rao wef Jan 2014. Meanwhile I have taken the NOC from the advocate and represented to the Hon-ble chief justice along with a copy of the WAKATLAMA as PIP.
Nothing has happened except in subject ' Social Welfare & Tribal Welfare ( Misc matter) has been replaced by Home Deptt ( Misc matter) though against respondent advocate it GP Social Welfare is dispalyed but against "Wakalath" hyperlink GP Home has been added.
My query is against the prayer:

Why Registry listed my case under " Social Welfare & Tribal Welfare ( Misc matters) instead of Education matters?
Why it is now after 7 months cused a change in subject to Home Dept( Misc matter?
Are these interrelated to LOBIS and to make it fail?
Was my erstwhile advocate ignorant about it or was that a got up?

Sir/Madam,
I filed the contested divorce case but could n't pursue as was to go overseas because of job reasons and so it was left as it is.
Now can I again file a new application of the contested divorce?

can any body mail me the format of indemnity bond and affidavit. first holder of the bank account has expired so stating that transfer the money to the nominee or the joint holder. he also has an huf account with the same bank so nominee will receive the money for that account.

Q)My Grandfather sh. B.k gupta purchased a house in 1958 by his own income. in 2006 he died without making any will. after that wife of sh B.k gupta divide the house by way of mutual settlement amongst her sons. all the sons spend huge amount on the renovation of their respective share. now i want to know does that house is ancestral for the respective share holders or self acquired in the eyes of law? can grandson or great grandson of sh. B.k gupta claim right over that house? mutual settlement is duly registered. whatdoes hindu succession act says in such case? Q)in continuation of the above cited query if any shareholder sell his respective share and purchase another house or property what will be the status of that purchased property in the eyes of law? self acqired or ancestral can coming generation claim on the pretext that new property have been purchased by selling old property?

Pagdi system:- rent not received
Respected Sir/Madam,
I have inherited a flat from my Grand father given on a pagdi system since 1982. My tenant has not paid rent since 1992. I have done various written communications with him regarding this due amount but haven't received any revert from his end.He is not having a rent receipt since 1992. Requesting you to suggest the suitable action that I can take against him to receive pending rent/get the premises vacated.
